Introduction

If you’ve been watching the Paso Robles housing market this year, July brought some notable shifts—especially for buyers who’ve been waiting for more options. 

Here’s what’s happening in our local real estate market:

📈 More Homes Hitting the Market

  • New Listings: 75 homes came on the market in July—up 44.2% compared to last year.

  • Active Listings: There were 199 homes available by the end of the month, a 56.7% increase year-over-year.

What this means: Buyers have more choices than they’ve had in a while, which is helping ease some of the competition we saw in past years.

🏡 Sales Activity is Steady

  • Closed Sales: 43 homes sold in July—up 16.2% from last year.

  • Months of Supply: 5.2 months, which is 67.7% higher than a year ago.

➡ What this means: We’re moving toward a more balanced market. While it’s not fully a buyer’s market yet, the pace is definitely a LOT less frenzied than in the recent past.

⏳ Homes Taking Longer to Sell

  • Median Days on Market: 30 days (150% longer than last year).

  • Average Days on Market: 60 days (up 87.5% year-over-year).

What this means: Sellers need to be patient. Homes aren’t flying off the market, so proper pricing and presentation matter more than ever.

💰 Prices Show Some Softening

  • Median Sale Price: $746,100 (down 5.4% from last year).

  • Median Price per Square Foot: $425 (down 9.6% year-over-year).

What this means: While prices are still historically high, the year-over-year dip gives buyers a bit more negotiating power.

Bottom Line

The Paso Robles market in July 2025 offered more inventory, longer selling times, and lower prices than last year. Buyers now have more breathing room to find the right home, while sellers need to adapt to a market where pricing strategy and marketing are key.
