Traditions at River Oaks

Traditions at River Oaks was the first 55+ master planned neighborhood to be established at the River Oaks Resort Lifestyle Community

Built between 2004 and 2007, the homes range in size from a little over 1200 sq.ft. to around 2300 sq.ft. There are 2 and 3 bedroom options, and bathroom counts can range from 2 to 3. All homes have attached garages.

This is a Gated Community, and amenities include a pool, spa, BBQ area, clubhouse, exercise room, multi-purpose room, library and a catering kitchen.

Quail Run

Quail Run is a very popular 55+ Community in Paso Robles. 

It consists mainly of manufactured homes, on owned, as opposed to leased, lots. Most are also on a permanent foundation, thus qualifying for conventional financing. The Community is FHA-approved, but unfortunately not VA Loan-approved at this time.

The lifestyle in Quail Run offers a vibrant community full of amenities.

There is the security of a gated entry, as well as ample guest parking, a welcoming clubhouse, pool and spa, tennis courts, a pickleball court, and RV storage when space is available.

The Community also hosts fun, regular social events.

Sierra Bonita and Turtle Creek Estates

Sierra Bonita Village and Turtle Creek Estates were built between 1979 and 2003. 

This 55+ neighborhood in Paso Robles consists of 550 attached homes and 20 individual single family homes. They are all stick-built.

Most of the homes in Sierra Bonita were built in the late 1970s and early 1980s. The homes in the Turtle Creek Estates development were built much later.

Both developments are subject to the same HOA. The annual HOA fees are very reasonable, as there are no community-run amenities.

Residents do, however, have access to scenic parks and walking trails. Also, the Paso Robles Senior Center, with everything that it offers Seniors in our community, is located close by.

Rancho Paso

Rancho Paso Mobile Home Park is a 55+ age restricted park. 

There are around 187 sites located in the mobile home park, which was established around 1977.

There is also an HOA that governs this Community.

Some of the homes are on leased land, with monthly space rent applicable, as well as a monthly HOA fee.

Some homes are on owned land, so space rent does not apply. These homes are also subject to the monthly HOA fee.

The Park amenities include a pool, clubhouse and organized recreational activities.

The Vintage at River Oaks

The Vintage at River Oaks is a newer 55+ planned development located in the River Oaks Resort Lifestyle Community

Consisting of 144 luxury units, the homes have access to resort-type amenities.

Nevina - A Trilogy Boutique Community

Nevina – A Trilogy Boutique Community is new 55+ development consisting of single family detached homes, with a resort-style Club offering all kinds of amenities and experiences.
